What Does the Legislation Say?

The Regulatory Reform (Fire Safety) Order 2005 places a legal duty on the “responsible person” to ensure fire doors are properly maintained and inspected. In addition, the Fire Safety (England) Regulations 2022 introduced more specific requirements: 

  • All flat entrance fire doors in residential buildings over 11m must be checked at least once a year. 
  • All communal area fire doors in these buildings must be checked quarterly. 
  • In commercial or high-use buildings, industry guidance recommends 6-monthly inspections, with more frequent checks for high-traffic areas such as hospitals, schools, and communal corridors. 
  • Monthly non-technical checks advised to ensure early detection of issues
