Stock Condition Surveys

At Firntec, we collaborate with social and commercial landlords across the UK to provide them with in-depth insights into their property assets. Our detailed Stock Condition Surveys (SCS) and data-driven approach help landlords accurately forecast costs and minimise unexpected expenses. A Stock Condition Survey is a comprehensive evaluation of the current state, performance, and future investment requirements of any property portfolio.

What is a Stock Condition Survey?

A Stock Condition Survey is a structured assessment of the physical state of a portfolio of properties. It provides a snapshot of the condition, age, and remaining life of key building components such as roofs, windows, kitchens, and heating systems. Typically carried out on residential housing stock, these surveys enable housing providers to understand the state of their assets and ensure properties remain safe, habitable, and compliant with relevant standards.

Why Conduct a Stock Condition Survey?

Stock Condition Surveys are essential for proactive asset management. They help identify repair needs, track component lifecycles, and ensure properties meet regulatory requirements such as the Decent Homes Standard. For housing providers, this data supports informed decision-making around future investment, resource allocation, and risk management. A well-executed survey also plays a vital role in demonstrating compliance to regulators and stakeholders.

Scope of Survey

The survey brief is prepared in full, written in clear and concise language, and covers key areas such as:
  • The purpose of the survey

  • Any specific requirements e.g. level of detail required
  • The scope i.e. is it a sample or 100 per cent survey
  • Access arrangements (to properties) etc

The stock condition survey is a detailed inspection, both internally as well as externally. The survey assists us in assessing the age and condition of each building element, which in turn helps you to plan improvements that might be due in the future.

What We Assess

Our surveyors assess both internal and external building components, including structural elements, roofs, walls, windows, doors, heating systems, and electrics. We also evaluate health and safety risks, energy efficiency performance, and compliance with standards such as the Housing Health and Safety Rating System (HHSRS). Each element is reviewed for age, condition, and projected remaining lifespan.

Supporting Long-Term Asset Planning

The data from our Stock Condition Surveys enables clients to develop comprehensive asset strategies, capital investment plans, and lifecycle costing models. With a clear understanding of when and where components will need replacing, you can prioritise maintenance works, manage budgets effectively, and demonstrate long-term value to stakeholders. Firntec’s insight ensures you’re not only reacting to problems but planning with confidence for the future.
